The Maintenance Technician will work in the HUD department and perform a variety of janitorial and maintenance tasks. They will be responsible for turning over apartments spaces and performing basic maintenance. They will participate in the rotational on-call system for the Portland Region Portfolio.

ESSENTIAL FUNCTIONS/TASKS:

Perform janitorial duties – clean assigned areas.
Maintain electrical and plumbing systems – troubleshoot, repair or replace.
Perform preventative maintenance – inspect, lube, clean machinery.
Physically tour property looking for items needing repair, safety hazards and overall condition.
Turnover apartments – clean, prep, paint, repair.
Perform painting and carpentry tasks.
Maintain appliances.
Order parts for property.
Respond to emergency situations as needed.
Maintain grounds and landscape as assigned.
Eliminate trash and debris, compact, recycle and sanitize trash area.
Wash windows, glass doors and canopies.
Sweep walks and patios.
Knowledge of water and gas meter cutoffs, all apartment and fixture cutoffs and sewer cleanouts.
Moving furniture and trunks to and from storage areas for tenants.
Process paperwork.
Participate in maintenance and training discussions.
Assist maintenance staff at other sites.
On call duties – cover portfolio buildings for emergency calls (1 weekend/mo.).
Drive to property locations as assigned.
Adhere to safety policies and use safety equipment.
All other duties as assigned.
A minimum of two years of experience in maintenance/janitorial work.
Knowledge of installing, cleaning, modifying, and operating a variety of HVAC equipment and related systems.
General knowledge of plumbing, electrical carpentry, HVAC and janitorial.
Possesses and display a mechanical aptitude.
Understanding of blueprints/schematics.
Basic knowledge of Landlord Tenant Laws, Fair Housing Act and ADA requirements.
Must be able to understand and carry out verbal and written assignments to completion.
Positive attitude and good disposition; able to work effectively with various personalities; neatness in appearance and work product.
Experience, training, skills required:

Ability to exercise professionalism in representing the company.
Utilize good customer service skills when assisting co-workers, tenant inquiries, vendors and others.
Ability to handle multiple tasks, coordinate, manage and communicate effectively in both written and verbal form.
Self-motivated with ability to demonstrate initiative and prioritize tasks.
Dependable, reliable, cooperative.
Team player with strong work ethic and pride in work.
Must be able to stand and walk for long periods of time and lift up to 50 lbs.
Must be able to work overtime as needed.
Education:

Relevant education or training required

LICENSE OR CERTIFICATE REQUIRED:

Valid Driver License and registered automobile

TRAVEL REQUIREMENTS:

Travel to assigned properties required.
